Concrete Leveling for Kansas City's Unique Soil Challenges
A sunken driveway, a hazardous sidewalk trip edge, or a pooling patio isn’t just a concrete problem; it’s a soil problem. Here in the Kansas City metro, our concrete sits on a challenging foundation of expansive clay soils. These soils swell with our wet spring rains and shrink during our dry, hot summers, creating voids and instability that even recently poured concrete can’t withstand. Accountable Mudjacking is a local, family-operated business that has spent over 25 years focused exclusively on correcting these issues. We don’t just lift concrete; we stabilize it against the specific geological pressures found right here in our community.
This isn’t a temporary patch. It’s a targeted method that addresses the voids left by shifting clay, providing a durable and dense foundation to support your slabs for years to come. The result is restored safety and functionality for your property, accomplished in hours, not days.
A Local, Family-Owned Business with 25+ Years of Experience in the KC Metro
Accountable Mudjacking is owned and operated by the Lillis family. Jim Lillis and his son, James, have built their reputation not just on quality work, but on straightforward, honest advice. When you call us, you’re speaking with the same people who will be on your property, assessing the work. With deep roots in the community, we have leveled thousands of slabs across the metro, from historic homes in Brookside and Waldo to 1990s-era developments in Olathe and Lee’s Summit. Our name is our promise: to provide an accountable, effective solution tailored to your specific situation.
Why Concrete Slabs Sink in Kansas City: The Real Cause
Your concrete is failing because the ground beneath it is moving. This is a fundamental challenge for property owners in Jackson, Johnson, and surrounding counties.
- Expansive Clay Soil: Much of the KC area is built on clay soils rich in minerals like montmorillonite that absorb massive amounts of water. When saturated, this soil can swell and exert incredible upward pressure, or “heave,” on a slab.
- Seasonal Shrink-Swell Cycle: As the clay dries out during our summer heatwaves, it contracts and shrinks away from the underside of the concrete. This creates voids and leaves the slab unsupported. Gravity does the rest, causing the concrete to settle and crack into these empty spaces.
- Freeze-Thaw Cycles: During our winters, moisture that penetrates the porous surface of concrete freezes and expands. This process, known as spalling, progressively flakes away the surface and weakens the slab’s integrity, making it more susceptible to cracking under load.
- Poor Drainage and Erosion: Water that pools against a slab or flows toward your foundation saturates the clay soil in a concentrated area, accelerating the shrink-swell cycle and leading to isolated sinking and trip hazards.
Our mudjacking technique is designed specifically to counteract these forces by filling the voids completely, effectively creating a new, stable sub-base for your concrete.
Our Mudjacking Process: A Time-Tested Solution for Local Soil
We follow a systematic process refined over decades of work in the Kansas City area.
- Strategic Hole Placement: We begin by drilling a pattern of small, 1 5/8-inch holes through the sunken slab. The placement is not random; it’s determined by the specific fracture lines and settling patterns of your concrete.
- Mixing a Calibrated Slurry: We prepare a flowable grout composed of a precise ratio of pulverized topsoil, Portland cement, and water. This mixture is engineered to have the density needed to support the slab long-term without adding excessive weight that could burden the unstable soil beneath.
- Controlled Hydraulic Lifting: We pump the slurry through the holes using a specialized hydraulic pump. The material flows into the voids left by shrinking clay soil, first compacting any loose soil and then gently raising the slab back to its correct grade. Our experienced technicians control the flow to ensure a level lift without stressing the concrete.
- Hole Patching and Cleanup: Once the slab is level, we plug the drill holes with a cement mixture. While a perfect color match on weathered concrete is impossible, the patches will be neat and will darken over time to blend with the surrounding surface. We then wash down the area, leaving your property clean.
Most projects are completed in just a few hours, and the surface is ready for foot traffic immediately and vehicle traffic within 24 hours.
Concrete Surfaces We Restore
We apply our process to a wide range of residential and commercial concrete slabs. If it’s a concrete slab-on-grade that has settled, we can almost certainly fix it.
- Driveways: Correcting sunken sections near the garage that cause jarring bumps and improper water drainage.
- Sidewalks & Walkways: Eliminating dangerous trip hazards on public and private walkways to ensure safety and, for businesses, ADA compliance.
- Garage Floors: Leveling cracked and sunken garage floors, a common issue in older homes throughout Prairie Village, Raytown, and Independence.
- Patios & Porches: Restoring front porches and backyard patios that have pulled away from the foundation or settled, creating unsafe steps and poor drainage.
- Concrete Steps: Re-leveling entire sets of concrete stairs that have sunk, creating uneven riser heights.
- Interior & Basement Floors: Filling voids beneath basement floors that have settled, often after foundation piering has occurred.

Frequently Asked Questions About Mudjacking in Kansas City
Why is concrete leveling necessary? Primarily for two reasons: safety and structural preservation. Uneven sidewalks are a major liability risk. Slabs that slope toward your house can channel water directly to your foundation, leading to basement leaks and far more expensive foundation repairs, especially given our area’s reactive clay soil.
Is mudjacking cheaper than replacing the concrete? Yes, significantly. A typical mudjacking job costs 50-70% less than the cost of demolition, removal, forming, and pouring new concrete.
Should I just replace my concrete instead? If the concrete itself is extensively cracked, shattered, or spalling (flaking) badly, replacement might be the only option. However, if the slab is intact but has simply sunk, mudjacking is a much less invasive, faster, and more affordable repair. The process takes hours, not days, and avoids damage to your surrounding lawn and landscaping.
How long does mudjacking take to complete? A standard driveway or sidewalk job often takes only 1-4 hours. You can walk on the surface immediately after we finish.
Do I need to be home for the work? If the work is on an exterior surface like a driveway, patio, or sidewalk, you do not need to be present. We can complete the entire job while you are at work. If we need to level an interior slab, like a garage floor, you will need to be home to provide access.
Will the equipment make a lot of noise or mess? Our mudjacking pump sounds similar to a large lawnmower. The primary source of dust comes from drilling the initial holes. If any concrete cutting is required, we use water to control the dust. We pride ourselves on leaving the job site clean.
Can the mudjacking process crack my concrete? When a slab sinks, it can develop small cracks on the underside that aren’t visible from the top. The process of lifting the slab can occasionally make these pre-existing cracks visible. However, with an experienced crew that lifts the slab slowly and evenly, it is very rare for the process itself to cause new damage.
How many holes will you drill? The number depends on the size of the slab and the complexity of the settlement. A simple, small sidewalk section may only need a few holes. A large, sunken driveway section might require a dozen or more to ensure the lift is even and the void is completely filled.
Will the patched holes match my existing concrete? The fresh cement patch will be lighter in color than your weathered concrete. Over the course of a few seasons, the patches will darken and blend in more naturally.
What happens if I don’t fix my sunken concrete? Ignoring the problem allows it to get worse. A slab sloping toward your home will continue to channel water to your foundation. A small trip hazard will become a larger one. Over time, the unsupported slab may develop significant cracks, at which point it can no longer be lifted and must be replaced at a much higher cost.
Can you lower a section of concrete that is too high? Mudjacking is a lifting process only. If a section of concrete has been heaved upward by tree roots or frost, we can either lift the adjacent slabs to match its height or recommend concrete grinding to smooth the transition.

Why should I do choose concrete leveling instead of just replacing my concrete?
If your concrete is not heavily cracked or damaged, concrete leveling will be about 1/2 to 1/3 less expensive than replacing the slab. You will also save time and hassle by choosing concrete leveling. The process usually takes a couple of hours instead of several days, you can drive or walk on the surface within hours, and there is much less mess after.
