Uniform vs. Differential Settlement — the Question That Decides Everything

Steps that settled as a single unit — the whole stoop tipped or sank together, treads still parallel — are excellent mudjacking candidates. We drill, pump limestone-cement slurry beneath the structure, and raise it back against the porch or foundation. Steps that settled differentially — individual treads moving separately, cracks running through the structure, treads rotating away from each other — usually cannot be lifted as a unit, and we will tell you that at the estimate rather than after.

Why Kansas City Stoops Sink

Most KC stoops were poured on backfill — the loose soil placed against the foundation after construction. Backfill compacts for a decade or more, and Johnson County’s clay subsoils accelerate the cycle: shrink in dry Augusts, swell in wet springs. Add a downspout discharging beside the stoop and the void forms even faster. This is why steps sink toward the house — the backfill zone is right where they sit.

What a Step Lift Actually Looks Like

A typical stoop lift takes one to two hours on site. We probe the perimeter with a steel rod to map the void, drill two to four injection holes depending on the size of the structure, and pump limestone-cement slurry at low pressure while checking the rise against the porch slab continuously. The goal is flush and level — never overlifted. Holes are patched with color-matched hydraulic cement, the surface gets washed down, and the steps take foot traffic the same afternoon. Compare that with replacement: demolition, forming, a new pour, and a week or more of cure time before the front door is usable again.

Safety and Code: Why a Sunken Stoop Is Not Cosmetic

A settled bottom step changes the riser height, and inconsistent riser height is the single biggest cause of stair falls. Most KC-metro municipal codes allow no more than a 3/8-inch variation between risers. If your bottom step now requires a bigger step-down than the others, you have a code and liability issue, not just an eyesore — especially for aging parents, delivery drivers, and anyone visiting after dark.
